How the City Nails Landlords for Their Tenants’ Illegal Airbnb Rentals – Commercial Observer

T wo weeks ago, a Manhattan Supreme Court judge handed down a decision designed to strike fear in the hearts of landlords. Justice James d’Auguste ordered that an independent receiver be appointed to manage two Midtown residential buildings where the landlords allegedly allowed illegal Airbnb rentals to occur. The case, which began when the city sued the landlords in February 2015, has become one of the battlegrounds in a larger war between city enforcement agencies and short- term rental sites like Airbnb. Airbnb, which was recently valued at $31 billion, refuses to release the exact addresses of hosts who break the law by renting their entire apartment for less than 30 days without being present. Without the addresses and names of Airbnb violators , the city mostly targets the owners of buildings that rack up the most illegal hotel complaints from 311 calls and the New York City Department of Buildings. “This entire model—and it was intentional [by the city]—is complaint-drive

Some Apartment Markets Are Facing Challenges

In a few overbuilt downtowns , apartment rents are starting to fall. But experts claim that demand for apartment units continues to be so strong, the trend won’t last for long. “The story in these markets is the apartment story writ large : the high levels of apartment construction are not enough to house the 1.2 million or so new households formed each year without increased single-family construction,” says John Affleck, research strategist with the CoStar Group. Apartment rents are still growing, but not as quickly as they had been, in markets across the country, according to research firm RealPage Inc. Rent growth is slowing the most in a handful of cities where developers have opened thousands of new apartments recently. Rents fall in Houston In Houston, rents dropped by 1.6 percent on average over the past year, according to RealPage. In the top “urban core” neighborhoods where developers have opened the most new apartments, rents have fallen by more than 10.0 percent

Man reportedly rapes, beats woman as kids sleep nearby

LAKE WORTH — A neighbor watched as a barely clothed woman was dragged by her neck early Friday into a Lake Worth-area apartment. The woman was screaming, the neighbor told a 911 dispatcher, and the naked man with his arm around her neck kept beating her. Inside the home, Edwin Jairo Calle Jr . had raped, hit and demeaned the woman while her two kids slept nearby , Palm Beach County Sheriff ’s Office records indicate. See who’s been booked into the Palm Beach County Jail The 21-year-old Wellington man seemingly had no qualms about telling sheriff ’s authorities he’d climbed through the woman’s kitchen window because he wanted to have sex with her. He knew a judge had ordered that he stay away from the woman and her home — records redacted the location, but officers from PBSO’s Lake Worth district headquarters responded to the incident — for the next year. But he didn’t care, or so sheriff’s office records indicate. The woman detailed for detectives how she’d woken up at about 1 a.

Updated 10:25 pm, Monday, August 21, 2017 NEW ORLEANS (AP) — New Orleans police say a woman accused in a killing nearly two years ago has been arrested in Houston. Police say in a news release that Harris County, Texas, sheriff's deputies arrested 24-year-old Shanta Massey on Sunday. An old mill dumped toxic chemicals onto the ground, contaminating the area. Channel 9 learned the city council has approved plans to build a massive development on that property. So why would any developer want to build on contaminated land that would complicate construction? Channel 9 found out that a developer would be interested in toxic properties known as Brownfields because they could receive a 50 percent property tax cut for five years. The companies could be eligible for the tax break if they work with an environmental group to clean up the contaminants properly. "There's too much environmental stuff

The unexpected benefit of renting an older apartment

Image
When it comes to finding an affordable apartment, age is certainly more than just a number. While popular for their classic architecture and original hardwood floors , older apartment buildings also offer another benefit: cheaper rent than more recently constructed buildings , according to an analysis of neighborhoods in New York City’s Manhattan borough by apartment search site RentHop . On average, for every year older an apartment is, the rent is cheaper by $6 a month. While these savings figures may seem small, they can add up quickly in a city like New York. A 50-year-old building could be $300 cheaper per month than a newer one, which would equate to roughly a 10% savings in Manhattan where the median rent is $3,100, RentHop said. “Given that buildings can be decades old, this difference could be huge,” RentHop said in the report. The report was based on publicly available housing data and data from RentHop on prevailing market rates a
