Having worked with Musgraves, KBC, Port of Cork, the HSE, the Montenotte Hotel and Reardens Group, architectural firm PLM has rebranded as Meitheal. Pádraig Hoare speaks with managing partner Patrick O Toole Cork- based architectural firm Meitheal is adamant that the economic upswing cannot be wasted, with Cork on the cusp of a special period of transformation but only if the changes are tackled with everyone rowing in the same direction. Managing partner Patrick O Toole sees Cork ’s future as a bright one, with the caveat that mistakes of the past are not repeated. “Cork has all the ingredients to be a successful European city . Cork is compact already, by accident. It will never be Los Angeles, because we have the wonderful accident of the metropolitan green belt , which protects the circumference of the city. If you were planning a city, Cork is a good model. It is a template to grow in a compact way. It should have diversity in terms of being able to live here, work here, ente

Home has plenty of room for the kids AND an outdoorsy collection

SEATTLE — And now, A Western folk ode to some newish Western folks : OH, GIVE ME A HOME … The first space Steven Rinella and Katie Finch shared didn ’t have much space at all: an 800-square-foot apartment in Brooklyn, outfitted with “hand-me-down furniture, from stoop sales,” Finch says. Her job with Amazon blazed their trail West, where they initially rented a Tudor in Madison Park before discovering a new, unmistakably modern option in Magnolia. “We had never thought about a modern home,” Finch says. Once they did, Rinella says, “I was opposed to it.” The vista is spectacular, though, and with three levels, 3,400 square feet and four bedrooms, there’s plenty of wide-open territory for a family (they have three kids, ages 2, 4 and 7). They staked their claim, then mapped out a plan to balance the modern aesthetic with “warm and cozy” furnishings, materials and finishes. Step One: They hired interior designer Joy Rondello of J+Studio, whom they met through the national, customized

Before & After: Remodeling a Dated 80s Kitchen to Sell

Rosanna was about to put her condo on the market and knew she would have a much better go of it if she updated her kitchen. After a few contractor related stops and starts, she now has a kitchen that is modern, sleek and much more open. From Rosanna: This was the original kitchen for this condo built in the 1980s. It felt small, dark and cramped. It came with yellowed cabinets, linoleum floors, and tiled counters. We were going to be putting this condo on the market for sale so we wanted to completely renovate it to bring it into this decade and give it fresh appeal. The process from start to finish, including design, took 3-4 months because we did have a few contractor issues that required some do overs. But this included renovating other areas of the condo like the bathroom, painting the entire place and replacing all the floors. We had a couple other setbacks, like the refrigerator we ordered wouldn't quite fit the cabinetry, so we had to re-order a size down and the dishwa

Denver Home Sales Becoming Buyer's Market

Image
Denver's housing market has been red hot for the past few years, with buyers of more modest means often finding themselves priced out of properties thanks to bidding wars that routinely generate over-list offers. But as indicated by the presence of a "Price Reduced" sign on a home in a sought-after part of Centennial, as seen in the photo above, this situation may finally be about to change. Janene Russeau of Madison & Company, who's handling the South Madison Way and East Phillips Avenue house — it was originally priced at $639,000, but is currently going for $599,000 — feels that "it's turning a little bit more into a buyer's market, as opposed to a seller's market." If so, that's a big change. As recently as April, real estate agents such as Karen Mistrot, the woman behind Karen & Company Realty, were reacting to the incredible demand for new houses by way of "Coming Soon" signage for homes about to be put on the marke

Getting Started - The Income-Restricted Apartment

Another program, run by the Urban Homesteading Assistance Board , works with the city on co-op conversions of buildings taken over from delinquent landlords. Tenants help with renovations and can eventually buy the units for low prices. About 30,000 apartments are in the program, which is administered by the city’s Department of Housing Preservation and Development. Since 2003 the city’s Housing Development Corporation has also been partnering with both for-profit and nonprofit developers to create new affordable apartments — 1,767 units in 21 buildings. The benefits of promoting homeownership in this way extend far beyond the individual owners, said Andrew Reicher, the executive director of the Urban Homesteading Assistance Board . “In the Lower East Side , in Harlem, in Bed-Stuy,” he said, “these owners stuck it out and struggled to improve their block, and improvements spread from their work. And they are not displaced when the neighborhood turns around.” Of course, the question fo

Kwame Onwuachi’s first restaurant bombed. Now he’s trying again with Kith/Kin, a return to his roots.

Image
Kwame Onwuachi (Rey Lopez) Ever since the Shaw Bijou closed in January after three turbulent months, chef Kwame Onwuachi has lived with a constant visual reminder of one of the fastest crash-and-burns in recent restaurant history . “It’s right there on the corner,” said the former “Top Chef” contestant, as he gestured to the window from his Shaw high-rise apartment at his maiden venture, once one of the most expensive restaurants in the city and slammed by critics before its demise. “I still have to wake up and make eggs and see this building.” And he did, every day for a month after it closed, when he was in what he refers to as his “ Netflix rabbit hole ” period. Seemingly everyone saw the closing of the Shaw Bijou coming except for the 27-year-old chef, who was blindsided. He got plenty of job offers in the aftermath, but he spent those days contemplating whether he should quit forever. [Another restaurant closes. That doesn’t mean the industry is headed for a crash.] Onwu

Queens mom, disabled daughter not evicted over 'meritless' suit

Image
A Queens landlord 's quest to evict a cigarette- puffing single mom and her disabled daughter has gone up in smoke. For three years, rent- controlled tenant Lynn Blue had a case hanging over her, alleging she was a nuisance who needed to leave the Ridgewood apartment where she grew up. Blue not only smoked, but also had people constantly coming and going and left trash, according to the case filed by landlord Milena Jovic . A Queens jury sided with Jovic in 2015 and Blue said the verdict put her on a verge of a breakdown. The trial judge threw out the verdict, and the landlord appealed. But last week, three appellate judges ruled the trial judge was right to toss the jury decision. It was "like a mountain was lifted off me," Blue, 49, told the Daily News on Friday. "It felt like validation, you know. Somebody heard me." Jovic had accused Blue of smoking marijuana and cigarettes. Blue insisted she only used tobacco — never pot

Small apartments, row houses part of plan for Gonzales area

Image
Victoria’s least- dense neighbourhood would become a little more crowded under a draft plan. Townhouses and small apartments along Fairfield Road, row houses throughout the community and secondary suites in duplexes and small-lot houses are all part of the mix in the draft Gonzales neighbourhood plan . Coun. Chris Coleman, council liaison to the neighbourhood, said the plan also includes recommendations regarding alternative transportation, parks, ecological preservation, small commercial centres and heritage areas. Coleman said the proposals for extra density might be contentious for some, and council will undoubtedly hear from those folks when it holds a public meeting on the proposals this fall. “But I think the expectation in the [ Official Community Plan ] is that we would see increased density in all neighbourhoods,” he said. City staff note that with about five per cent of the city’s population — 4,175 residents — Gonzales boasts the highest percentage

Residences at Deer Creek new model for senior living | Northwest Indiana Business Headlines

SCHERERVILLE | “A little assistance … A lot of independence!” That motto of the Residences at Deer Creek illustrates the newest business model in senior living, according to executive director Karen Ayersman . “You don’t have a large buy-in. It’s upsetting to people to have to do that. Here you pay rent at the first of every month. You don’t sign a lease,” she said. “It’s all about choices here. You choose to stay. You choose to go.” The three- story facility offers a variety of independent living, assisted living and memory support apartments , and Monday was moving day for the first 20 residents. Rather than scheduled meals , independent living and assisted living residents can choose to dine anytime from 7 a.m. to 7 p.m. in the restaurant- style dining room and order from a menu prepared by an executive chef. The bistro/coffee shop offers small meals, snacks and coffee, and other beverages. And everything is included in the monthly fee. “It’s your home with added amenities ,” A
