The 234 Apartment

Thinking of doing a conversion on a 1BR apartment that I currently rent out. The neighborhood is full of students and most of them can't afford to rent a 1BR because they like to live with a roommate to split the rent. The apartment I have has an enormous living room that is 25 x 17 feet that could be split in half such that the front half that has the windows could be another bedroom. That would leave the living room in the interior without any windows (although it does connect to the kitchen, which has a small window on the side). What do people think about the windowless living room ? I've seen it on many apartments in Manhattan.
