Milestone Apartments REIT Completes US$74.0 Million Acquisition of Shadow Creek Apartments in Houston

TORONTO / DALLAS, TX, Oct. 30, 2014 (Canada NewsWire via COMTEX) -- Milestone Apartments Real Estate Investment Trust (MST.UN) ("Milestone" or the "REIT") today announced that it has completed the purchase of Villas at Shadow Creek ("Shadow Creek" or the "Property"), a 560- unit multifamily apartment community located in the Pearland submarket of Houston, Texas, for a purchase price of US$74.0 million. This acquisition was previously announced by the REIT on September 15, 2014. Shadow Creek was built in two phases in 2006 (296 units) and 2007 (264 units) and is currently approximately 95% occupied, with average monthly rents of approximately US$1,200 per unit. The Property's average in-place rents are higher than the REIT's portfolio average in part due to a higher proportion of two and three- bedroom apartment suites . Shadow Creek has the potential for a value- add program relating to unit interior upgrades . The Property features

IBM data centre site may be bulldozed for apartments - Hardware - Networking

An IBM data centre and office in western Sydney may have to make way for a new apartment complex and residential homes. Mirvac - which owns the campus- style business park in West Pennant Hills that is leased to IBM - has lodged plans to convert the site into “600 dwellings”, comprising 400 units and 200 houses. The property firm is understood to have originally sought a redevelopment of the site twice that density, but scaled back on multiple occasions after being refused permission by The Hills Shire Council . Mirvac’s latest attempt, however, was ticked off by the council on July 25. The proposal has now been turned over to NSW government planners for approval and potential public consultation later this year. In April, Mirvac Capital called the campus in its current form “not viable”. “The buildings are redundant,” spokesperson Adrian Checchin told a local paper. “Jobs have been lost and they will not be replaced." A video shows the space was being shopped to prospectiv

New plans for 18-storey city centre apartment block

Image
A new residential complex reaching up to 18 storeys is set to be built next to one of Birmingham's busiest commuter routes . New plans have been lodged to demolish the buildings on the corner of the A38 Bristol Street and Essex Street and replace them with 68 apartments and two ground- floor commercial units . The development will be part seven storeys and part 18 storeys high and also count nightclub Chic and the O2 Academy concert venue among its neighbours. Some of the existing properties on the application site date back to the 1860s but none of them are listed. Jewellery Quarter- based practice BPN Architects has designed the new scheme and said it had assessed the possibility of renovating the existing buildings but this was not deemed to be financially viable due to their poor condition and complex structure. The new development will have an equal number of one- and two-bedroom apartments, secure parking for 80 bikes but no space for vehicles. Read More Warwick-

Next to Atlanta Stockade, new apartments will replace 87-year-old school building

Image
The hauntingly beautiful Atlanta Stockade building , slated for conversion into a “ creative office campus ” to be known as GlenCastle, could soon be neighbored by a shiny new development. According to the Atlanta Business Chronicle and Fulton County property records , the nearly four- acre site sold for more than $5 million. The land includes the former Atlanta Arts Exchange campus , which was originally constructed as a school. The "New" Grant Park School , built in 1930 on the site of an earlier school by the same name, will be demolished to allow North Carolina- based Grubb Properties to build 240 apartments, which will complement GlenCastle. While the new apartments could be a welcome addition to the booming neighborhood, preservationists have had their eye on the project for a year—though from many accounts the building was in very rough shape. One of three buildings, The Stockade is the main structure on the GlenCastle property . Curbed Atlanta Residents of the ne

Ellington, CT Real Estate: Stunning in every season Autumn Chase

June 01, 2012 | By TONY BACEWICZ If customer word of mouth is still the best sales tool, the new one- and two- bedroom luxury apartments at Autumn Chase in Ellington may not be vacant for long based on conversations with several long-term tenants. Carl Larson moved from a home in Hebron to his two-bedroom apartment at Autumn Chase 10 years ago where he continues to enjoy his retirement. Autumn Chase was his first stop while on his apartment hunt and he continued comparison shopping in Vernon and Manchester. He returned to Autumn Chase when he could not find anything as attractive. "I really liked the layout of the facility here, and as I looked at other apartments, I liked it more and more," says Larson. Autumn Chase apartment buildings are set back a comfortable distance from West Road in Ellington and are buffered by an expansive green space that includes a pond with a fountain and a small wetland lined with cattails. The complex includes several more ponds, a wel

Thinking Brooklyn but Deciding for Long Island City

Maintenance problems abounded. Mr. Hunt used a pan to collect the rainwater dripping through the ceiling, graduated to a bucket and, when that proved insufficient, a trash can. Last winter, some of his favorite shirts were soaked by rainwater. “It was imperative for my sanity to move,” he said. Photo LONG ISLAND CIT Y Along the waterfront on Center Boulevard, the many rental buildings were new, but not new enough. Credit Sasha Maslov for The New York Times He envisioned his new place as airy and clean, but also warm and inviting. “Telling a real estate agent your vision is not as clear as making a list,” he said. So he made one, including light, views and a rent of around $2,000 a month for a studio or one-bedroom. Using five apps — StreetEasy, Trulia, PadMapper, Naked Apartments and Zumper — he went to work. “I felt frantic about it,” he said. He contacted every agent who seemed to have a suitable listing. “The idea was zero fidelity.” He planned to remain in Greenpoint. But the fe

Sedalia Rental Inspection Committee decides more certification details

Image
The Sedalia Rental Inspection Committee continued to nail down details of the inspector training program during Wednesday night’s meeting. The committee has spent the last several meetings deciding the details of the city offering a certification program. The idea is to have a city- sponsored class offered to citizens wanting to become a rental inspector . Those who complete the course would be included on an approved list given to landlords. Landlords would choose their own inspector from the list to complete the proposed rental inspections . Daniel Shaw, of the Sedalia Fire Department , has been leading the discussions on the inspector certification program , as he will most likely be conducting the course. Wednesday’s meeting began with the committee adding two more items to the checklist, for a total of 24, at the suggestion of member JoAnn Martin . No. 23 will be no large holes in walls, floors or ceilings in a rental unit’s interior. No. 24 will be no

'Crown Heights' tells a timely, fact-based tale of wrongful incarceration

An uncaring system putting blameless men behind bars has been a cinematic staple as far back as Alfred Hitchcock's "The Wrong Man" and likely further. But few examples have been as effective as the fact-based "Crown Heights." Winner of Sundance's coveted audience award in dramatic competition, "Crown Heights" is adapted from an episode of public radio's "This American Life" and named after the Brooklyn neighborhood where its main characters live and work. As written and directed by Matt Ruskin, the film is finely balanced between two parallel sets of astonishments. One that an innocent man, Colin Warner, could spend 20 years in prison after being handed a potential life sentence on the flimsiest of evidence. The other, equally amazing, is that people who loved and believed in Warner fought for years against inertia and crushing difficulty to get him out. What the good people do is as powerful as the bad here, and that makes all t
