Real estate investing in older adults: What’s best?

NEW YORK – Aug. 22, 2017 – With all the talk about aging baby boomers and life- extending health care advances , it might be a bit bewildering deciding which seniors housing assets are best primed for success. Lee Everett, managing consultant at research firm CoStar Portfolio Strategy , might be able to provide some clarity. Two product types – active adult communities and continuing care retirement communities (CCRCs – will be the winners in the seniors housing race both in the short and the long term, Everett says. Everett and his CoStar colleagues are bullish about active adult communities , which are age-restricted developments that offer an independent lifestyle and relatively maintenance-free housing. Growth in this segment is "just around the corner," with more baby boomers getting older and seeking alternatives to traditional homes and apartments. "We're looking at a period where there's going to be a lot of fast and explosive growth in active a...

Woodcrest Apartment Prices Set By Developer, Says Clark Senior Housing Pres

This letter to the editor was received from Clark Senior Housing President Bill Caruso .  We, the Clark Senior Housing Corp ., would like to let all the residents, especially the new residents in town, know that the Clark Senior Housing Corp is a private, non-profit company, not associated with any township's governmental agency. The Senior Housing Corp . was organized to encourage the town to plan and build affordable housing . In December 2000, we came before the Mayor and council to ask them for help for this noble project. We were told that the town had no money to spend on senior housing or any land left to build it on. We were also told to find the money and land ourselves and then they will see what they can do to help us out. The plan was always to help our seniors on fixed incomes that could no longer afford the high taxes on their homes, to find affordable housing in town so they can stay dose to their loved ones. We never would support building luxury adult apartments...

Chesterfield leads region in home sales, but faces affordable housing challenge | News

Chesterfield County again led the region for single- family home sales last year, but faces challenges when it comes to housing affordability.  That's according to Laura Lafayette, chief executive officer of the Richmond Association of Realtors, during her presentation to the Chesterfield Board of Supervisors this week. In the county, 5,460 single- family homes sold in 2016, a 13.5 percent increase from 2015 when Chesterfield again led the region. Sales in Chesterfield outpaced Henrico County , the second hottest housing market in the region last year, by 1,805 homes. The average sales price in Chesterfield was $266,484. Lafayette said she expected the number to be the same, if not slightly higher, by the end of 2017. "This is obviously a sellers market. If you want to purchase a house, you’ve got to bring a full-price offer," Lafayette said. While Chesterfield led the region for single- family home sales , Henrico came in first for condo and town home sales ...

How Churches and Service Clubs Can Ease Housing Crunch

Image
“It’s kind of in my bloodline,” said Jack Barr. Contests, events & more from Tyee and select partners His great-grandfather, grandfather, and father were all Freemasons. Barr followed in their footsteps, and is the president of the Vancouver Masonic Centre Association today . As political scientist Robert Putnam noted in his famous work Bowling Alone , community groups like the Freemasons have been declining for the last few decades. Religious groups like the Roman Catholic Knights of Columbus, military groups like Legions, service clubs like Rotary and Kiwanis, even youth scouting groups and bowling leagues have seen participation plummet. Some longtime churches have also seen congregations shrink dramatically . Barr says freemasonry’s most recent heyday was the late-1960s and early-1970s. But the organizations are still around, and many own property. A number of groups are facing the question of what to do with their land and buildings as needs change, along with their abili...

Aging in luxury: $20,000-a-month senior living on the horizon

Image
Manhattan is about to become a testing ground for what could be the next luxury real estate boom . Well, maybe mini-boom, considering the rather narrow target group : frail urban seniors with fat bank accounts . Developers are spending hundreds of millions on high-end assisted- living apartment projects , one on the Upper East Side and one in Midtown, and aiming for more in the area and across the U.S. The bet is that there are sufficient numbers of the affluent and aging in big cities who won't want to leave their neighborhoods, even as they suffer cognitive decline . It is, of course, a rather small group of any age or mental ability that can handle the monthly rents these kinds of places will command. They'll start at $12,000 at the complex that Maplewood Senior Living and Omega Healthcare Investors Inc. are putting up on Second Avenue and 93rd Street. Some will top more than $20,000 at the building Welltower Inc. and Hines are about to break ground for on the corner of ...

Letter: More housing options needed for seniors

More housing options needed for seniors While I was reading a recent Editorial (The Reporter, Sunday, Aug. 6) on possible housing options at the Green Tree golf course site, I thought about some conversations I’ve had with senior friends and neighbors about choices available to us when we are ready to downsize (both in actual size and cost). We have all travelled to other states where beautiful mobile home parks are both accepted and popular and built in desirable areas. Many of these states are threatened by violent weather regularly (not like here) but they still recognize that these parks are the best choice for many people and do not have to be an eye sore. My husband and I almost moved to Dunnigan because there was a nicely designed mobile park there with new, beautiful units . But in the end we just didn’t want to live “in the middle of nowhere” away from our family. Davis has one nice park but they have a long waiting list (proving the need). When I hear debates about new ...

Image
This incoming class of students at UConn's main campus is slightly smaller than last year's — 3,650 compared to 3,800 — but contains a record number of high school valedictorians and salutatorians and a higher percentage of students in the top 10 percent of their class. The class has a slightly lower percentage of minority students — down about one percentage point to 35.1 percent compared to last year's 36.3 percent — and more international students, up from 373 students to 510. "We're proud to welcome such an extraordinary group of students to our campuses," President Susan Herbst said. "The UConn Class of 2021 is defined by their exceptional talent, ambition, and diversity. Our combination of academic strength and economic value continues to make UConn a top choice for outstanding students from throughout the state, nation, and world."
