Market shift pitches Dranoff toward condos on South Broad corner

Image
Developer Carl Dranoff is planning 28 stories of luxury condos at Broad and Pine Streets, instead of the hotel-and-apartment hybrid he previously had in mind for the site, as Center City heads toward a likely near-term glut of both rental housing and hotel guest rooms . The developer’s earlier vision of a 22-story building with 76 hotel rooms and 83 apartments known as the Hyde — to have been developed with the Los Angeles hospitality mogul Sam Nazarian ’s SBE Entertainment Group — has been supplanted by a new proposal with 56 “high-end” condos, Dranoff said in an email Tuesday. Dranoff ultimately decided that the location along the strip of Broad Street south of City Hall, known as Avenue of the Arts, “lends itself best to a condo project,” spokeswoman Barbara Gall Sheehan said in a follow-up email. “We think there is strong demand for high-end/luxury condos in premier neighborhoods, like Avenue of the Arts,” she said. Dranoff said th...

Clinical trials need more minorities

Image
At her 33rd appearance as Subject 16019 in a clinical trial of an experimental drug she hoped would fix "this little problem with my memory," Sandra Brannon sank into a medical exam room 's recliner and waited. "What's the date again?" Sandra asked me. I had escorted her to a wing at Bellevue Hospital Center in Manhattan, where the NYU Langone Medical Center was among 210 institutions worldwide conducting the trial. As a family friend, I was standing in for Sandra's only child and chief caregiver, who had business elsewhere that morning. "November 18th," I answered. I'd responded to the same question from Sandra four times during our 27- minute subway ride to a stop a few blocks from Bellevue. "Right. Got it." Sandra scribbled my reply on her cheat sheet as a nurse bounded through the door to prep her for her monthly intravenous infusion of solanezumab, which Eli Lilly developed to target mild cognitive impairment caused ...

In St. Petersburg, a stalwart of the 1917 revolution lives on: The communal apartment

Image
By Sabra Ayres August, 3, 2017 Ksenia Belayeva and Igor Zaitsev sit at their kitchen inside an apartment they are sharing in St. Petersburg, Russia. (Vasiliy Kolotilov / For The Times) By the time Marina Maslova was born in the six- room communal apartment at 65 Bolshoi Prospect, an entire generation had lived there and come of age since the 1917 Bolshevik Revolution. Maslova still lives in the room where she was born 61 years ago , and she remembers the dozens of families that have walked down its twisting, dark hallways and lived in its crowded rooms during her life. It was here that the guests at her wedding party in the 1970s moved the furniture aside to make room to dance in the 345-square-foot room she shared with her new husband, her parents and her grandmother. And it was here, in a small room just off the kitchen, where a 16-year-old boy hanged himself with his belt in the early 1960s after his parents, with whom he shared the cupboard-size space, disappeared. Both the...

Apartments an option for Northpointe Village

Image
The Northpointe Village shopping center could get a 300- unit apartment complex , on a vacant parcel with rental appeal for employees of Mettler Toledo. The Swiss- manufacturer broke ground in January on a 250,000-square-foot plant, within Northpointe. The plant is expected to bring about 500 jobs into Pasco County, with about 185 of them being new jobs for the company. Northpointe Village is a walkable ‘main street’ village concept with offices and shops, off State Road 54 at Suncoast Parkway. Apartments would add a residential component to the development. (Kathy Steele) Members of the Pasco County Development Review Committee recommended approval of the apartments at their March 30 meeting in New Port Richey. The matter now goes to the Pasco County commissioners for a final vote. Letters of support came from the board of directors of the North Pointe at Suncoast Crossings Owners Association , and Mettler Toledo. Mettler’s General Manager Viggo Nielsen wrote that the apartments...

Real estate investing in older adults: What’s best?

NEW YORK – Aug. 22, 2017 – With all the talk about aging baby boomers and life- extending health care advances , it might be a bit bewildering deciding which seniors housing assets are best primed for success. Lee Everett, managing consultant at research firm CoStar Portfolio Strategy , might be able to provide some clarity. Two product types – active adult communities and continuing care retirement communities (CCRCs – will be the winners in the seniors housing race both in the short and the long term, Everett says. Everett and his CoStar colleagues are bullish about active adult communities , which are age-restricted developments that offer an independent lifestyle and relatively maintenance-free housing. Growth in this segment is "just around the corner," with more baby boomers getting older and seeking alternatives to traditional homes and apartments. "We're looking at a period where there's going to be a lot of fast and explosive growth in active a...

Portugal Dominated Angola for Centuries. Now the Roles Are Reversed.

“And suddenly they were able to help us and to buy things that we cannot buy,” he said. “It was like a housekeeper buying your house. That is awkward.” The conditions in both countries created a perfect match: As Portugal reeled from a financial crisis a few years ago, Angolans were enjoying an oil boom that provided enormous opportunities for self-enrichment by the elite, particularly the president’s family and inner circle. Angola is often listed as one of the world’s most corrupt nations. And Portugal has been singled out for its laxness in reining in money laundering and bribery, particularly in its dealings with Angolans, according to the Organization for Economic Cooperation and Development, the research and policy organization of the world’s richest countries. “In Angola, they call Portugal the laundromat,” said Ana Gomes, a Portuguese lawmaker in the European Parliament and a member of Portugal’s governing Socialist Party . “It’s because it is.” But the two nations’ relationsh...
