Woodcrest Country Club will be preserved in perpetuity under a deal reached between owners and town officials . (Photo: JOHN ZIOMEK/Courier-Post) Story Highlights The Short Hills complex, to be made up entirely of affordable units , would be developed by Fair Share Housing Center , a Cherry Hill- based advocacy center for affordable housing . CHERRY HILL – A deal to preserve Woodcrest Country Club could put more than 800 apartments on commercial sites on the township's west side, including the current headquarters of Subaru of America. The plan, which needs a judge's approval, would include from 90 to 124 units for people with low and moderate incomes — part of an agreement to settle a 30- year court fight over Cherry Hill's affordable-housing obligation. Township officials have said the agreement would bar future development at the 180- acre country club . The club's owner, Cherry Hill Land Associates , had sued the township in an effort to build an 844- unit apa...

Waltham apartment complex fire was arson

Image
WALTHAM — The massive fire that destroyed a big apartment complex under construction in Waltham in July was caused by arson, investigators said Thursday, with damages estimated at $110 million. Initially, fire officials had said they did not believe the 10-alarm fire was suspicious. But once they began investigating the charred remains in detail, they began to rethink the cause, Fire Chief Paul Ciccone said. Advertisement “We systematically eliminated all possible causes,” said the state’s fire marshal, Peter J. Ostroskey. “That led us to this point.” The blaze began in the early morning on Sunday, July 23, and demolished the five-building complex on Cooper Street near the Charles River. The 264 units were scheduled to open next year. Get Fast Forward in your inbox: Forget yesterday's news. Get what you need today in this early-morning email. Citing the ongoing investigation, neither Ciccone nor Ostroskey would shed any light on a specific cause or potential motive for settin...

GETTING STARTED - The Income-Restricted Apartment

WITH the median price of an apartment in Manhattan topping $1,000 a square foot, homeownership is often far out of reach. But there are options for those who cannot afford the market rate, including co-op apartments for buyers who earn a certain percentage of the area median income , or A.M.I. These buildings are scattered all over the city. Some date to the 1950s; others are brand-new and still looking for buyers. Some are limited to those who earn less than the median income -- 60 or 80 percent, for example (the median for a family of four in New York City is $83,000). Others have apartments for those earning a bit more than that sum. Many new developments try to bring in owners from different economic backgrounds, and are likely to include market-rate units as well. At one recent development, Atlantic Terrace, near the new Nets arena in Brooklyn, similar one-bedroom apartments were priced at $85,000, $113,000 and $232,000, depending on the buyer's income. A market-rate one-be...

Getting Started - The Income-Restricted Apartment

Another program, run by the Urban Homesteading Assistance Board , works with the city on co-op conversions of buildings taken over from delinquent landlords. Tenants help with renovations and can eventually buy the units for low prices. About 30,000 apartments are in the program, which is administered by the city’s Department of Housing Preservation and Development. Since 2003 the city’s Housing Development Corporation has also been partnering with both for-profit and nonprofit developers to create new affordable apartments — 1,767 units in 21 buildings. The benefits of promoting homeownership in this way extend far beyond the individual owners, said Andrew Reicher, the executive director of the Urban Homesteading Assistance Board . “In the Lower East Side , in Harlem, in Bed-Stuy,” he said, “these owners stuck it out and struggled to improve their block, and improvements spread from their work. And they are not displaced when the neighborhood turns around.” Of course, the question fo...

Lehman estate could scupper Archstone deal

December 4, 2011 by: Helen Thomas in New York The estate of bankrupt Lehman Brothers believes that Archstone – the apartment company that Bank of America and Barclays have agreed to sell part of their stakes in – is worth $1bn more in equity value than the price at which the two banks have struck their deal, people familiar with the matter said. The estate is considering mounting a matching bid to derail the banks’ deal with Equity Residential , the real estate company headed by Chicago mogul Sam Zell . EQR said late on Friday that it had agreed to pay $1.325bn in cash for a 26.5 per cent stake in Archstone, which was taken private at the height of the property boom. The deal values it at about $ 16bn including debt . However, the agreement with EQR triggers a right of first refusal for the estate of the investment bank, which filed for bankruptcy in 2008, to buy the stake. People familiar with the matter said that should Lehman exercise its right to match the offer, the banks hav...
