New Zealand apartment and townhouse market continues to grow

Image
The New Zealand apartment and townhouse market shows no sign of abating and is forecast to grow another 9.2 per cent next year, a sign that the Australian market could follow suit, new research from IBISWorld shows . Multi-unit apartment and townhouse construction will be fastest growing industry in New Zealand ahead of in-demand industries such as superannuation funds and aged care residential services . Apartment and townhouse prices will continue to grow 16.2 per cent a year until 2018 and then taper down to 2.3 per cent a year between 2018 and 2023. Driving this is  strong population growth of more than 2 per cent, which is higher than Australia's, IBISWorld senior industry analyst Tommy Wu said. Australia's population is growing at 1.6 per cent at the end of 2016, according to the Australian Bureau of Statistics. "The New Zealand market has similarities with the Australian market. They both have low interest rates – which drive the demand – but the main reason Ne...

Real estate investing in older adults: What’s best?

NEW YORK – Aug. 22, 2017 – With all the talk about aging baby boomers and life- extending health care advances , it might be a bit bewildering deciding which seniors housing assets are best primed for success. Lee Everett, managing consultant at research firm CoStar Portfolio Strategy , might be able to provide some clarity. Two product types – active adult communities and continuing care retirement communities (CCRCs – will be the winners in the seniors housing race both in the short and the long term, Everett says. Everett and his CoStar colleagues are bullish about active adult communities , which are age-restricted developments that offer an independent lifestyle and relatively maintenance-free housing. Growth in this segment is "just around the corner," with more baby boomers getting older and seeking alternatives to traditional homes and apartments. "We're looking at a period where there's going to be a lot of fast and explosive growth in active a...

Go West, Young Fam: Renters Are Leaving Austin For Denver And Seattle Because It's Unaffordable.

Image
Nearly two-thirds of Austin renters looking to settle down somewhere else are largely doing so because of affordability, according to a new report from the research firm Apartment List . While the 65 percent of city renters leaving isn't all that different from the national average of 64 percent, the reason they're leaving should be a concern. “You know, long- term Austin renters who have seen prices rise through the roof over the last decade may realize that, if they hope to purchase a home, they might want to relocate somewhere more affordable,” said Sydney Bennet, a research associate with Apartment List .  Affordability topped the list of reasons for 35 percent of renters leaving Austin , according to Apartment List , which compiled national apartment listing search data for the analysis.  While Austin has long had a hot rental market , with an influx of young professionals and a tighter housing supply , more than half of Austin households are renters. But, when renter...

Hunting for apartments in Missoula remains difficult | Local

When Matt Metzger and Carly Wingert showed up to view apartments early Friday afternoon at a complex on the south end of town, the property management office was closed. Another tenant pointed them to the mailbox with applications they could take and fill out. But it was empty. So they were off to make more calls. They'd already looked at a couple of places, including one that still was under renovation. "The struggle is real," Wingert said, still cheerful nonetheless. "It's not easy at all," Metzger said. After looking at just a handful of units, they were already talking about how to adjust their budget and possibly work overtime to afford a suitable home.  Wingert and Metzger plan to finish their degrees at the University of Montana — he's studying wildlife biology and she's interested in literature and the environment. They're among a slew of students looking for housing around the same time. Despite all the construction that's been ...

Market shift pitches Dranoff toward condos on South Broad corner

Image
Developer Carl Dranoff is planning 28 stories of luxury condos at Broad and Pine Streets, instead of the hotel-and-apartment hybrid he previously had in mind for the site, as Center City heads toward a likely near-term glut of both rental housing and hotel guest rooms . The developer’s earlier vision of a 22-story building with 76 hotel rooms and 83 apartments known as the Hyde — to have been developed with the Los Angeles hospitality mogul Sam Nazarian ’s SBE Entertainment Group — has been supplanted by a new proposal with 56 “high-end” condos, Dranoff said in an email Tuesday. Dranoff ultimately decided that the location along the strip of Broad Street south of City Hall, known as Avenue of the Arts, “lends itself best to a condo project,” spokeswoman Barbara Gall Sheehan said in a follow-up email. “We think there is strong demand for high-end/luxury condos in premier neighborhoods, like Avenue of the Arts,” she said. Dranoff said th...

Apartments an option for Northpointe Village

Image
The Northpointe Village shopping center could get a 300- unit apartment complex , on a vacant parcel with rental appeal for employees of Mettler Toledo. The Swiss- manufacturer broke ground in January on a 250,000-square-foot plant, within Northpointe. The plant is expected to bring about 500 jobs into Pasco County, with about 185 of them being new jobs for the company. Northpointe Village is a walkable ‘main street’ village concept with offices and shops, off State Road 54 at Suncoast Parkway. Apartments would add a residential component to the development. (Kathy Steele) Members of the Pasco County Development Review Committee recommended approval of the apartments at their March 30 meeting in New Port Richey. The matter now goes to the Pasco County commissioners for a final vote. Letters of support came from the board of directors of the North Pointe at Suncoast Crossings Owners Association , and Mettler Toledo. Mettler’s General Manager Viggo Nielsen wrote that the apartments...

Manhattan’s average price per square foot surpasses that of other major U.S. cities

New York City and San Francisco are constantly in competition for the title of most expensive city to live in in the United States, and San Francisco certainly tends to top NYC in certain markets, like median rent, for example. But what if we take most of NYC out of the equation, and just include Manhattan? How does Manhattan stack up not just with San Francisco but other major American cities ? The subject of NeighborhoodX’s latest analysis is average price per square foot in Manhattan compared to that in other major cities across the United States. The findings will perhaps be not so startling to most: Manhattan far outpaced other major cities when it came to average price per square foot. "There's a temptation when one analyzes a city to stop the analysis at the city limits," Constantine Valhouli, the Director of Research for NeighborhoodX, said in a statement. "But it's worth comparing cities , to see what insights are revealed when the data are side by side....

Aging in luxury: $20,000-a-month senior living on the horizon

Image
Manhattan is about to become a testing ground for what could be the next luxury real estate boom . Well, maybe mini-boom, considering the rather narrow target group : frail urban seniors with fat bank accounts . Developers are spending hundreds of millions on high-end assisted- living apartment projects , one on the Upper East Side and one in Midtown, and aiming for more in the area and across the U.S. The bet is that there are sufficient numbers of the affluent and aging in big cities who won't want to leave their neighborhoods, even as they suffer cognitive decline . It is, of course, a rather small group of any age or mental ability that can handle the monthly rents these kinds of places will command. They'll start at $12,000 at the complex that Maplewood Senior Living and Omega Healthcare Investors Inc. are putting up on Second Avenue and 93rd Street. Some will top more than $20,000 at the building Welltower Inc. and Hines are about to break ground for on the corner of ...
