Archstone Berkeley on Addison Berkeley, Calif.—Archstone has broken ground on Archstone Berkeley on Addison, the company’s first apartment community in Berkeley, Calif. Brookstone Capital plans $40M, 14-story apartment building downtown | 2013-07-10

Brookstone Capital has revealed that it plans to build a $40 million, 14 story residential and retail building at a key intersection in downtown Grand Rapids . The proposed building would be at 20 Fulton St. E — just a block east of Division Avenue and Monroe Center. The plan The building would feature 108 apartments in a mixture of one and two bedrooms, equally divided between market-rate units and affordable housing. The project also calls for 114 parking spaces and 9,000 square feet of ground- floor retail space . “We’re hoping to attract a national retailer there,” said Karl Chew, principal of the Midland- based Brookstone Capital . Earlier this week, Alliance Residential bought into the 4- acre waterfront site at 1333 South Ocean Boulevard for $15.83 million. Santander Bank provided the construction financing to the new owner, CRP/AR Oceanside Owner. Development Aug 21, 2017   Share Pizza Fire opening to come as first Eighth South condo closing looms authors William Williams The four retail spaces at soon-to-open Melrose-based mixed-use building Eighth South are fully leased, with the final announced tenant an Ohio- based pizza chain . Bobby Kirby, a member of the development group that undertook the project, said Pizza Fire has signed a lease for about 3,000 square feet of space in the building. The eatery — with the franchise to be the state’s first — could open “soon,” he said. The lease comes as the owners prepare to close early this week on the sale of first of the building’s 52 condominiums. “We’re excited to have Pizza Fire,” Kirby said. “They are a very cool restaurant concept that will be new to this market. Long Island City's latest rental, Watermark LIC, launches from $2,169/month

Watermark LIC, the 168- apartment rental building designed by Handel Architects and located right off of Jackson Avenue in Long Island City , has launched leasing. In May, the lottery for the building’s 34 affordable apartments launched with rent going from as low as $908/month for qualifying individuals but you can expect to pay much more on the market-rate units. Though the building is a mix of studios, one-, and two-bedrooms, there are just five apartments—three studios and two one-bedrooms-- that are currently up for grabs, each one offering one month free rent. With the concession in place, the net-effective rent for the studios range from $2,169 to $2,307/month while prices for the one-bedrooms are set at $3,185/month and $3,254/month. YOUNGSTOWN, Ohio - The landscape of Youngstown State University continues to transform as University leaders joined city officials Friday for a ceremony to mark the start of construction on another major campus project . The ground breaking was symbolic as work is already underway on the Enclave, a first class student housing and retail project at Wick and Lincoln Avenues. As construction begins on this new project,  the first students are moving in at the Edge, another newly completed housing complex . How the City Nails Landlords for Their Tenants’ Illegal Airbnb Rentals – Commercial Observer

T wo weeks ago, a Manhattan Supreme Court judge handed down a decision designed to strike fear in the hearts of landlords. Justice James d’Auguste ordered that an independent receiver be appointed to manage two Midtown residential buildings where the landlords allegedly allowed illegal Airbnb rentals to occur. The case, which began when the city sued the landlords in February 2015, has become one of the battlegrounds in a larger war between city enforcement agencies and short- term rental sites like Airbnb. Airbnb, which was recently valued at $31 billion, refuses to release the exact addresses of hosts who break the law by renting their entire apartment for less than 30 days without being present.
