Copyright © 2013 Albuquerque Journal Construction is expected to begin in early October on the $ 23 million Broadstone Cottonwood , a 254- unit luxury apartment project on the hill between the Intel Corp. plant in Rio Rancho and Albuquerque’s Cottonwood area. A joint venture of Albuquerque’s Titan Development and Phoenix- based Alliance Residential , Broadstone Cottonwood will be built on 13.3 now-vacant acres on the west side of N.M. 528. It will consist of 24 mostly two- and three-story buildings with a total of 325,433 square feet of space, which includes rental garages . New York- based CIT Bank is the lender. Mill Creek, a Dallas- based multifamily developer , is building the 422-unit building at 8215 Southwest 72nd Avenue . Records show Mill Creek ’s Metro Dadeland II LLC paid $11.4 million for the 1.8- acre development site in 2014. Mill Creek is wrapping up construction of the first phase, also a 422-unit, 25- story rental development at the same address. Amenities will include two rooftop decks, a park and pet spa, parking garage, a pool, gym and clubhouse. Leasing begins in early September. Horizons at Rock Creek apartments sell for $250 million

The Horizons at Rock Creek apartments in Superior have been sold in the largest multifamily transaction in Colorado history . In a deal that closed Monday, real estate investor Bell Partners of Greensboro, N.C., will pay about $250 million for the 1,206- unit luxury apartment complex to the southeast of U.S. 36 and South 88th Street . It marks the first western U.S. acquisition for Bell Partners, whose $ 5 billion apartment portfolio is based primarily in the Southeast. “They were looking for an opportunity to get into this market and establish a beachhead,” said Terrance Hunt, executive managing director of ARA, a Newmark Co., which brokered the transaction. “This was a prime opportunity for them to set up shop here.” The 80- acre property features a 13-acre lake and a 24,000-square-foot clubhouse. Two Kissimmee apartment complexes sell for combined $90M

A pair of Kissimmee apartment communities both located just off John Young Parkway changed hands last week to different buyer groups for nearly $90 million. Virginia-based Chandler Management Corp. paid $49.5 million on Aug. 8 for the  Lake Tivoli Apartments . The 384-unit complex was developed in two phases, with the bulk of the property built in 1990. The second phase was added in 2002. The gated complex, which is located midway between Kissimmee's two major hospitals, consists of 36 two-and three-story buildings and was 97-percent occupied at the time of sale. CBRE ’s Shelton Granade, Luke Wickham, and Justin Basquill represented the seller in the transaction. The second sale took place in The Hunter's Creek/LOOP submarket. New York-based Bluerock Real Estate  paid $40 million on Aug. 9 for Sonoma Pointe apartments . Developer finishing Portofino Apartments and planning new Maize complex

As Case & Associates Properties finishes up work on its new Portofino Apartments at 127th Street East and Central, the Tulsa-based company is preparing to start a new complex in Maize. President Scott Case has been keeping the project quiet until now because “homeowners are very sensitive now when you say ‘multifamily.’   ” The approximately 270-unit complex will be on about 14 acres north of the Maize City Administration building, which is north of 37th and Maize Road. Case says he and his company have been working with homeowners in the area “to try to soften the impact of multifamily next to single family.” “It would be a great addition to the community,” says LewJene Schneider , one of the property owners. “This brings a luxury, high-end, Class A facility to the community,” says Schneider, who along with her family also developed the nearby Watercress neighborhood.
