BROWNSBURG, IND. — Flaherty & Collins Properties has broken ground on The Arbuckle, a $ 40 million luxury apartment property in Brownsburg, about 17 miles west of Indianapolis. The property, located at 300 N. Green St., will consist of 208 luxury market - rate apartment units . Floor plans will comprise studio, one- and two-bedroom units. Among the nearly 7,000 square feet of amenities will be a courtyard, saltwater pool, coffee lounge, conference room, pet wash, study lounge and fitness center. Flaherty & Collins Construction is the general contractor. The project team also consists of CSO Architects, ecological engineering and design firm Williams Creek , and consulting engineering firm Lynch Harrison & Brumleve Inc. A pair of North Charleston apartment complexes recently changed hands . Miami-based real estate investment firm Monument Capital Management , an A-Rod Corp. company, recently acquired the 222-unit Plantation Flats apartments at 2181 Dunlap St. behind the former HHGregg store off Rivers Avenue. The purchase price for the 15-acre complex was $21.6 million, according to Charleston County property records . The previous four owners — Alba Florida Rentals SPE, Alba Florida Investments SPE , JPM Naples SPE and Summit Place SPE  — paid $14 million for the apartments in 2015, records show. Courtesy Steele Properties   Denver's Steele Properties has purchased Summit Ridge Apartments , a 200- unit Project Based Section 8 Apartment complex , in a $ 9 million deal . Summit said it will relieve $37,000 per unit in hard cost rehabilitation . The renovations will include new roofs, new exterior doors, siding repairs and attic insulation. The complex will also get hard wired smoke and carbon monoxide detectors . A new playground will also be installed. The units will get upgrades in plumbing, electrical, paint, flooring and doors.  The property was built in 1974 and consists of 24 two-story walk-up garden-style buildings. A wealthy Orange County investor has acquired Brookstone Apartment Homes in Buena Park for $38 million. Patrick Cadigan , the former chief executive of Electronic Engineering Co. of California, bought the 184-unit community at 7400 Artesia Blvd. from L&B Realty Advisors , a Dallas- based investment firm with real estate holdings across the country. Built in 1977, Brookstone consists of 112 one-bedroom and 72 two-bedroom units across 17 two-story buildings. The property features a pool and spa, a fitness center and covered parking. Carl Greenwood , general partner of real estate investment firm Greenwood & McKenzie, said Cadigan liked the quality of the recently renovated complex . “There’s a shortage of supply of good apartment complexes for sale,” he said. A pair of Kissimmee apartment communities both located just off John Young Parkway changed hands last week to different buyer groups for nearly $90 million. Virginia-based Chandler Management Corp. paid $49.5 million on Aug. 8 for the  Lake Tivoli Apartments . The 384-unit complex was developed in two phases, with the bulk of the property built in 1990. The second phase was added in 2002. The gated complex, which is located midway between Kissimmee's two major hospitals, consists of 36 two-and three-story buildings and was 97-percent occupied at the time of sale.
