Sherman Plaza Office Complex Sold for $62 Million

The two towers comprising the Sherman Plaza in Van Nuys have sold for about $62 million, according to CBRE Group Inc. in Los Angeles. The office complex , which totals nearly 270,00 square feet at 15350 and 15400 Sherman Way, was bought by Pacific Reach Properties of Vancouver, British Columbia. The purchase is the company’s first office building in the U.S., Pacific said in a statement, although it owns and manages the National City Tower apartments in downtown Los Angeles and Blu Apartments in Beverly Hills. Majestic Asset Management Inc. of Agoura Hills was the seller. The complex was at least 93 percent occupied at the time of the current transaction. Majestic bought the buildings in 2011 for $49.5 million, according to CoStar Group Inc. To compare to other recent-area sales, 5161 Lankershim Blvd., a 197,000-square- foot office building in North Hollywood, sold for $69 million in May. Dumplings and smiles The LA Times is reporting that Allan Tea, the man responsible for those popular Hello Kitty Cafe pop -ups across Southern California, has partnered up with a onetime Din Tai Fung chef to open a new restaurant down in Irvine. Called Paper Lantern , the project kicks off early next month at Diamond Jamboree Plaza off Alton Parkway. The decision by Tea to partner with Kenny Lim (whose family owns Mama Lu ’s Dumpling House) means that soon Orange County will have a pair of experts working to bring Paper Lantern to life. Lim comes with experience in the xiao long bao and beef roll world , while Tea knows more than a thing or two about crafting a quality dining experience . Some Apartment Markets Are Facing Challenges

In a few overbuilt downtowns , apartment rents are starting to fall. But experts claim that demand for apartment units continues to be so strong, the trend won’t last for long. “The story in these markets is the apartment story writ large : the high levels of apartment construction are not enough to house the 1.2 million or so new households formed each year without increased single-family construction,” says John Affleck, research strategist with the CoStar Group. Apartment rents are still growing, but not as quickly as they had been, in markets across the country, according to research firm RealPage Inc. Rent growth is slowing the most in a handful of cities where developers have opened thousands of new apartments recently.
