Post-Recession Apartment Boom Earns Long Island City Top Spot

Of all the apartment construction we witnessed in the past few years, 10 U.S. neighborhoods stand out for the greatest numbers of apartments built in the post- recession rental boom era . Using Yardi Matrix and Property Shark construction data , RENTCafĂ© tallied up apartment completions that took place between 2010 and 2016 to see which neighborhoods saw the highest volumes of new rentals. Most expensive rents in Florida? Would you believe Miramar?

Five Broward County cities rank as the priciest rental markets in Florida — and, no, Fort Lauderdale doesn ’t top the list. Miramar leads with a July average rent of $1,800 a month, up 3.2 percent from a year ago, according to RENTCafĂ©, a nationwide apartment search website . Adrian Rosenberg, a representative for the website, noted that Miramar rents have increased steadily in recent years and that more than half of Miramar’s apartment stock is made up of high-end buildings, which includes 1,500 new units delivered since 2013. Despite the recent building boom of luxury apartments in Fort Lauderdale , Broward’s county seat comes in only at No. 2 at $1,751 a month. Davie is third at $1,739. Coral Springs and Pembroke Pines are tied at No. 4 at $1,653 a month. In another upset, Miami came in at only No. 6 ($1,587) because lower- priced neighborhoods drove down the average rent, Rosenberg said. West Palm Beach was No. 7 at $1,344. University Village apartments to be ready for fall semester

Students will be able to begin leasing University Village apartments this month, and the new residences will open in the fall. Leasing will begin before general housing signup in late March, so that students can plan accordingly if they don’t get an apartment. Of the 800 rooms available, 720 will be leased to undergraduates, 40 to graduate students and 40 to law students, following agreements made between the schools before construction began. As the agreement stands now, medical students will not be able to lease rooms. To sign up to live in the Village, undergraduates must have junior or senior credit standing . The longer the student has lived in on- campus housing , the greater the chance he or she will have to live in the Village. If the 720 rooms do not get filled after giving priority to these students, leasing will open to students that live off campus and want to move back on campus.
